GETTING STARTED - INITIAL CONSULTATIONS

 

These sessions are a crash course in your project, they will be an important learning experience for you and a chance to ask any burning questions. In these sessions we bring all of our design experience and knowledge to help you understand what is possible for your projects while working with you to formulate a detailed project brief specific to you. We will also run through the stages of the project so you can better understand what we will bring to your project.

initial project consultation

This service is the first step in working with Bastian Architecture. It gives you a good overview of how we work, what the possibilities are for you project and what approval pathway is appropriate. This is a critical step in the project; you get to meet us and find out waht we are all about so you can be confident we can work well to make a beautiful project. The consultation is verbal only.

what is included?

  • Meeting preparation - before meeting we undertake a desktop analysis of the project, looking into appropriate approval pathways and the associated planning controls;

  • Face to face meeting at your property to understand the existing building and site;

  • Formulating a personalised brief for your project, outlining both the design and accommodation criteria;

  • Discussing rough costs including: construction cost of works, consultant and approval fees and ways to keep the project on budget

  • Other aspects of the project including but not limited to: selecting a builder, time frames, sustainability outcomes.

  • We will provide you with a fee proposal to take your project from concept through to completion on site.

LOCATION: Your property

MASTER PLAN SESSION

This consultation is aimed at people who are at the beginning of their project, who would like a comprehensive understanding of the process and want to explore their project’s options.

What is included?

  • Meeting preparation - before meeting with you we will undertake a desktop analysis of the project, looking into appropriate approval pathways and the associated planning controls;

  • Face to face meeting at your property to understand the existing building and site;

  • Formulating a personalised brief for your project, outlining both the design and accommodation criteria;

  • Discussing concept design strategies and ideas for your renovation/extension;

  • Designing and developing concept design layouts and thumbnail sketches of ideas for your renovation/extension or new build.

  • Workshopping these ideas with you, testing alternatives and consolidating what works;

  • Discussing rough costs including: construction cost of works, consultant and approval fees and ways to keep the project on budget

  • Other aspects of the project including but not limited to: selecting a builder, time frames, sustainability outcomes.

  • We will provide you with a fee proposal to take your project from concept through to completion on site.

PRE-PURCHASE consultation

Looking at a house to buy but not sure of the costs and possibilities of renovating a particular property? We can help.

what is included?

  • 30 min phone call to understand your brief and budget expectations,

  • Review of existing property floor plan and siting constraints,

  • Review of relevant controls (Council or Complying Development)

  • Hand drawn floor plan showing indicative concept design of property incorporating all of your brief and/our outlining limitations,

  • Cost advice based on previous projects carried out and general square meter rates,

  • Control review document and concept design floor plans sent as a PDF.

visit to property: additional $250+gst
