we have never undertaken an architectural building Project before, can you help us?

Absolutely! We understand how overwhelming and daunting starting an architectural project is and we are here to guide you through this process. When you work with Bastian Architecture we will be your teacher, advocate and advisor, we clearly outlay all steps in the process and let you know what decisions you will need to make with lots of time to spare.

Do you have builders you work with?

We do. Having worked on countless projects in Sydney and Newcastle we have tried an tested more than a few builders; the ones who have done a great job for our clients we go back to time and time again. This means we know how they work, what the quality of their work is and what their personalities are like which gives us the experience to match the right builder to the right project and client.

Having said that we also like to work with new builders so if you have someone in mind we are happy to discuss the project with them.

how do you keep on track with budgets?

With all of our projects we will give you a genuine estimate of construction costs right at the very start, there is no point proceeding with a project if your budget and brief don’t align. At the first Sketch Design meeting we will run through the options for you house and give you a more considered estimate of costs, this estimate will be based on previous projects we have completed, your project expectations and current construction square meter rates.

Aren’t architects expensive?

Relative to draftspersons and building designers? Generally, yes. But spend a little time researching the sale prices of architect-designed homes and you’ll see that the adage 'you get what you pay for' holds true. More importantly, we design long-term homes for our clients, who are understand the value good design can bring to their family and lifestyle. Well-designed homes make life easier and more enjoyable. In many cases, by making smart design decisions and increasing efficiency, the cost of our fee is offset by the savings made in regards to the build.

can i do a Complying development on my property?

Hopefully as we love to use this pathway for approval, however it will depend on where your project is, what the existing site constraints are and what your brief requires. If you are in a Heritage Conservation Area or the width of your block of land is under 6m this typically rules out CDC and you will need to obtain a Development Approval through Council.
